Zoei: A Blend of Belgian Minimalism and Material Beauty

Nestled on a secluded Palm Beach street on the Gold Coast, Zoei is Comma Projects’ latest creation, distinguished by its architectural presence and Belgian-inspired design.
We tour the home with owner and Creative Director of Comma, Jenn Sinclair, to explore the materials and styling that make Zoei so distinct.
Jenn shares the symbolism of Zoei and its differences from previous Comma projects. “The word Zoei is Greek, meaning ‘life’. For us as a family, it signifies a new life stage.”
Designed by Emma Butterworth Architects and delivered by Comma Projects and Shoredan Projects, Zoei is a family home thoughtfully conceived for multigenerational living with effortless ease, to support the evolving needs of family life.
“The inspiration behind Zoei was very much geared towards Belgian interior design, which involves letting the natural materials, natural light, and tactility all take place — it's very grounding, calm, and quite timeless,” shares Jenn.
From the street, the homes' scale commands attention, yet it is softened with a warm, textural sensibility. Dark linear timber cladding and sand-toned brickwork welcome the sun-drenched setting.
Beyond the grand timber front door, the exterior brick continues inside as a feature wall in the double-height foyer.
Overhead, a skylight bathes the space in natural light, while floating planters cascade greenery down the sunlit wall, gently softening the architectural volume.
Thoughtfully designed with space and separation in mind, the home balances areas for connection and retreat. A dedicated guest suite sits in its own wing, positioned opposite the main living areas, offering visitors privacy within the broader family home.
With pool views, a built-in kitchenette, a spacious ensuite, and a sunken bath, the guest suite is designed as a private, self-contained retreat.
Our Antique Slate tapware — coming soon, limestone mosaic tiles, and an onyx basin combine soft beige hues with richer, darker textures, delivering a palette that feels both refined and thoughtfully contrasted.
Continuing through the home, a powder room, gym, and wine cellar lead into the main living zone, where curved silhouettes appear in every detail. The open kitchen is elevated by thoughtful architectural detailing, rich walnut cabinetry, and a custom-designed island.
“With the kitchen, I really wanted a very minimal, almost canvas-style kitchen,” Jenn shares.

Deep wine-red accents and sleek silver details elevate the neutral palette, from the statement sofa at the centre of the living space to the chrome décor.
Jenn shares how the home explores many different unique moments, with material and design choices customising every corner, “There are a lot of moments and vignettes that I have incorporated within the design; nothing’s opulent, there's a lot of detail, but none of it's loud.”
The living space extends seamlessly to the adjoining alfresco, blurring the boundary between indoors and out.
Featuring an integrated kitchen, ample seating, and sweeping pool views, the area is thoughtfully designed for relaxed, easy entertaining.
“We’re really big on hosting and having barbecues, and it was really important for us to have the alfresco space directly connected to the living space,” Jenn explains.
From the pool viewing window to the sunken firepit and indulgent outdoor shower, Zoei’s outdoor area reflects both master craftsmanship and considered engineering.
“One of my favourite features of the outdoor area is the sunken firepit. Paired with the glass divider looking into the pool, it adds a whole other dimension to the space,” Jenn shares.
Hidden away at the end of a hallway on the upper level, the primary suite is an escape defined by interior architecture and atmosphere.
Mood is established from the entry, with a hotel-style wall with hangers and display shelves custom-made in a geometric, modern design. “To further the hotel feel, I’ve kept the room very open plan, with the hero piece being the round Ukiyo bathtub,” shares Jenn.
From the entryway to the primary suite, Zoei’s design captivates in every detail, with spaces flowing seamlessly into one another, anchored by our Antique Slate to reinforce a cool, calming palette throughout.
